Blackout and sheer curtains for a holiday home in Dubai Hills Estate
A one-bedroom holiday home in Dubai Hills Estate, with a blackout curtain and a sheer on a double track at both of its windows. Fitted on 7 October 2026 for the holiday-home company that runs it.
The sheer hangs nearest the glass and the blackout curtain in front of it, both pinch pleat, running from a pocket in the ceiling down to the floor.
AED 3,350 for two windows
Curtains, sheers, tracks, measuring and fitting.

We measured both windows and had the curtains up a few days later.
That AED 3,350 is the price for these two windows. Both run from the ceiling to the floor, so there is a lot of cloth in them. For your own windows, the price calculator gives a first figure.

Two layers on one track
Each window has two curtains on a double track: the sheer on the back track, nearest the glass, and the blackout curtain on the front one.
In the day the blackout curtains stay pushed back and the sheer is pulled across. The room keeps its daylight, and while it is brighter outside than in, the building opposite can't see in.
After dark, with the lamps on, a sheer shows the room to anyone looking, so the blackout gets drawn over it. Its cloth lets no light through, and in the bedroom it is the curtain guests sleep behind. Our sheer curtains and blackout curtains pages say more about each.

The bedroom, with the blackout drawn
With the blackout drawn, the bedroom window is covered from the ceiling pocket to the floor and from wall to wall.
Each curtain is a face fabric with a four-pass silicone blackout lining sewn behind it. Because the track sits up inside the pocket, the top of the curtain starts at the ceiling, and there is no gap above it for light to spill through.

The same window by day
In the day the blackout curtains are pushed back to the walls and the sheer is pulled across the glass. The voile takes the edge off the light and you can still see out. It won't darken the room, and it isn't meant to.
Pinch pleat curtains are made with twice the window's width of cloth, gathered into evenly spaced folds at the top. That extra width is why a curtain pulled right across the glass still hangs in folds instead of stretched flat.

Hung from the ceiling pocket
Most apartments in Dubai are built with a curtain pocket, a recess in the ceiling above the window for the track to sit in. Both windows here have one. The double track is inside it, out of sight, so the curtains seem to drop straight from the ceiling.
Two pinch pleat layers need a pocket 10 to 15 cm deep. If yours is shallower, tell us when you send the sizes, because it decides whether a double track will fit.

Furnishing a holiday home or a rental?
Send the rough sizes of each window and say which rooms need to go dark. Someone brings the fabric book and the blackout lining to the apartment, anywhere in Dubai. Companies can also book the fitting for an evening or a weekend, at an extra charge, so it lands between two guests' stays.
