Home curtains in Dubai, for every window of a flat or villa
Home curtains are made-to-measure curtains for the whole of a flat or villa, each chosen for the room it hangs in: dark where people sleep, light where they sit by day.
Curtains Express measures every window in one free visit, then cuts, sews and fits the curtains itself, usually within about a week of your go-ahead. Fitting takes a day in a flat and one or two in a villa, and the old curtains and tracks leave with us.

Blackout starts at AED 45 per m². A 200 × 300 cm window in pinch pleat comes to AED 420 as a sheer, AED 540 as a blackout, or AED 960 for both, with the double track they share included.

Price every window in your home
Each line is one window, with its room, its width and drop in centimetres, and what hangs there. Change any of it, add the windows that are missing and remove the ones you don't have, and the estimate follows, with the working shown on every line.
The sample is a three-bedroom villa; a flat works the same way. For the width, measure the glass and add 15 to 20 cm each side for the curtains to stack on. The drop runs from the ceiling, or the curtain pocket, to the floor. Every window is measured again at the visit, so nothing is cut from these figures.
These are single-window rates. A whole home gets a better one, worked out at the visit, and double-height glass or other work at height costs more to fit.

A whole home, from first visit to fitting day
The whole home is measured in one visit and priced in one quote, and the curtains are hung by the people who sewed them.
Floors first
In a new home, have the floors laid before the measuring visit. A floor-length curtain is cut to finish about 1 cm clear of the finished floor, so tiles or wood laid afterwards leave it dragging.
The measuring visit
Someone comes with the fabric book, measures every window and checks what is above each one, whether a curtain pocket, a gypsum bulkhead or concrete, since that decides how its track is fixed. You choose the fabrics room by room, in your own light.
One price for the home
The quote covers every window on its finished size, at the whole-home rate. A deposit starts the making, and the balance is paid on fitting day.
Made in about a week
Every curtain is cut and sewn by us. The fitting usually follows about a week after your go-ahead.
Fitting day
A flat usually takes a day and a villa one or two. Once the old ones are down, each new track goes up and its curtains are hung.
Two years after
Stitching and fitting are covered for two years. If something works loose, the people who made the curtains come back to it, and alterations and repairs later go to them too.

Tower flats and villas take curtains differently
What is above the glass decides how a curtain is hung, and that differs between a flat in a tower and a villa.
A curtain pocket in a tower flat
Most towers here are built with a recess in the gypsum ceiling above the glass, and the track sits inside it, out of sight. A sheer and a blackout on one double track need a pocket 10 to 15 cm deep for pinch pleat, or 20 to 25 cm for ripple fold. We check the depth at the visit.
Where there is no pocket
Without a pocket, the track is fixed to the ceiling or to the wall above the window. Into gypsum, the fixing has to reach the framing behind the board, and concrete takes a different anchor. A heavy lined pair on the wrong fixing pulls the track down.
Villa windows and poles
Villa windows often take a metal pole on brackets, with eyelet curtains threaded on it, and the regular pole is included in the eyelet price. It comes in silver, matte black, gold or antique brass, and white.
High glass and stairwells
Double-height glass over a stairwell or a villa living room needs scaffolding or access equipment to reach, so it costs more to fit, priced at the visit once we have seen it. A sheer taller than its roll is made with vertical joins.
Ready-made or made to measure, window by window
Not every window in a home needs a curtain made for it. A small window of a standard size in a spare room can take a ready-made pair from a homeware store, for less than any made-to-measure curtain, and nobody will see the difference. Tall and wide glass is where the two part company.

Questions about curtaining a whole home
How much do curtains cost in Dubai?
Made-to-measure curtains from Curtains Express start at AED 35 per m² for a sheer and AED 45 per m² for a blackout, with the track and the fitting included.
The m² is the fabric, not the window. It is the width times the heading's fullness times the drop. Pinch pleat is gathered to twice the width, and ripple fold and eyelet to two and a half times. Linen, chiffon, organza and embroidered sheers cost more than plain voile.
How much does a window curtain cost?
A 200 × 300 cm window costs AED 420 for a sheer, AED 540 for a blackout, or AED 960 for both on a double track, in pinch pleat.
In ripple fold or eyelet, which take a quarter more fabric, the same window is AED 525, AED 675 or AED 1,200. The track, or a regular pole for eyelet, and the fitting are included in all of those figures, and every rate we charge is on our curtain and blind prices page.
How much does it cost to curtain a whole flat?
The sum of its windows, at a better rate than single windows get. Five windows of 200 × 300 cm, each with a sheer and a blackout in pinch pleat, come to AED 4,800 at the single-window rates.

Which curtains are best for each room?
Blackout where people sleep, and a sheer with a heavier pair in front of it in the living room. Most dining rooms need only a sheer, and a kitchen takes a roller or an aluminium venetian blind over the sink.
The window matters as much as the room. West glass takes the afternoon sun, an east bedroom is light before half past five in June, and a window facing another tower needs a sheer for privacy by day.
Do you take away the old curtains and tracks?
Yes. On fitting day we take the old curtains and tracks down and away with us, at no extra charge, so you don't need to touch them before we arrive.
How long does it take to curtain a whole home?
Usually about a week from your go-ahead to the fitting, and the fitting itself takes about a day in a flat and one or two days in a villa.
The week starts once the sizes, the fabrics and the price are agreed after the measuring visit. Double-height glass, which needs access equipment, is planned at that visit too.
Where can I see curtain fabrics in Dubai?
At home, on the free measuring visit. Curtains Express has no showroom. Someone brings the fabric book to you, so you choose colours against your own walls, floor and light.
That matters more than it sounds. The same fabric looks warmer in a west-facing room at four in the afternoon than it does under a shop's lights.
Is a whole home cheaper than buying room by room?
Yes. A whole flat or villa is a larger order, and larger orders get a better rate than single windows.
The rate is worked out at the measuring visit, on what the order comes to. One order also means one visit to measure and one fitting.
Can I mix curtains and blinds in one order?
Yes. Many homes take curtains in the living room and bedrooms, and a blind in the kitchen, a bathroom or a deep window recess.
One measuring visit and one quote cover both. Roller blinds start at AED 90 per m², with a 2 m² minimum, and every blind we make is on the blinds page.
Can the curtains in every room be motorized?
Any pinch pleat or ripple fold curtain can, each on its own motorized track, but eyelet curtains can't. A motorized window costs the curtain at its usual rate, plus the motorized track by the metre, from AED 110, and a motor, fitted and programmed, from AED 700. Remotes, switches and hubs cost extra.

Do you make pelmets and valances?
Yes. A pelmet or a valance is made for the window it goes over and priced at the measuring visit, because its size, its shape and the fabric decide the cost.
A pelmet is a covered box across the top of the window, and a valance a strip of fabric. Either one hides the track and can join a row of windows into one line, which is why a majlis often has one.
Can I pay for curtains in instalments?
Yes, with Tabby or Tamara. Cards, Apple Pay and Google Pay are accepted too.
